Who this is for

This page is for anyone with a home elevator that has stopped, makes new noises, or has not been serviced in a while, including families who bought a house that came with one.

  • Elevator stuck or not answering calls
  • Doors that stick, bounce or do not lock
  • Battery or power-loss warnings
  • A home bought with an elevator of unknown history

Who regulates home elevator repair and service in Naples?

Your own home elevator needs no state permit for servicing. Condo elevators serving shared areas in Collier and Lee are inspected by the state bureau directly, with a $200 state fee to alter a regulated conveyance.

Any Naples home elevator that took on water during Ian or a later storm should be inspected before use, with the float switch, battery lowering and controller tested; FEMA expects a float switch on elevators that could descend below the base flood elevation.[7][4][3][8]

Newer Naples homes and home elevator repair and service

Collier's housing is young: about 46 percent of homes were built in 2000 or later, and the median home dates from 1998. Newer homes often have wider stairs and stronger walls, which can make a stair lift or elevator simpler to fit than in older South Florida houses.

The median owner-occupied home in Collier County is valued at about $636,600. IRS Publication 502 says medical lifts usually do not add value, but elevators generally do, which affects any medical expense deduction.

About 34 percent of Collier County residents are 65 or older, and 29 percent in Lee County, the highest shares of the areas we serve. Planning a lift early lets a household choose the model and wait out lead times without pressure.[2][9][10][11]

Help paying for home elevator service in Collier

IRS Publication 502 lets the upkeep of a lift added for medical care count as a medical expense, above 7.5 percent of adjusted gross income. For other help at home, the Area Agency on Aging for Southwest Florida helpline is (866) 413-5337.[10][6]

What is different about a home lift in Naples?

Storm surge shapes everything here. Hurricane Ian brought 6 to 9 feet of inundation to Naples and 8 to 12 feet to Bonita Springs and North Naples, and the Naples Pier tide gauge recorded 6.18 feet above high tide before it was destroyed. FEMA expects a float switch or equal system on any elevator whose cab could descend below the base flood elevation, with pumps and controls kept above that level where possible.

Collier is outside the High Velocity Hurricane Zone, so outdoor lifts follow the standard Florida wind rules; the surge, salt and sun are what shorten their life.[3][8][13]

Permits in Naples

  • Collier County Building Permits and Construction: Building and electrical permits for unincorporated Collier County. The City of Naples and Marco Island issue permits inside their limits; check with your building department for the submittal list.
  • Florida DBPR Bureau of Elevator Safety: Regulates covered elevators directly in Collier and Lee, such as lifts in shared condo areas ($325 to install a regulated conveyance). Lifts serving only one family residence are not regulated by the bureau.

What should a service visit check?

Small closet with a closed grey elevator controller cabinet, a hydraulic pump unit and neat conduit
  • Door locks and the gap between the hall door and the cab door or gate
  • Safety edges, emergency stop, alarm and phone
  • Battery backup and lowering in a power cut
  • Rails, cables, belts or hydraulic fluid, depending on the type
  • Float switch, if the elevator serves a level that can flood

Is your older elevator safe for children?

Florida's Max Grablin Act limits the gap between the hoistway door and the landing sill to 3/4 inch for swinging doors and 2 1/4 inches for sliding doors, and requires the space between the hall door and the car door or gate to reject a 4 inch sphere. The rules apply to new elevators in a private residence. Older home elevators may not meet them, and a space guard can often be added.[15]
