A home elevator service contract costs about $350 a year on average, covering an annual inspection and basic upkeep, with repairs charged extra, according to Fixr. Because Florida does not inspect elevators in private homes, that yearly visit is often the only safety check an elevator gets.

Why does yearly service matter more in Florida?

Florida's elevator law does not cover elevators inside private homes, and they do not need a state certificate of operation.[2] No inspector will come by. A good service visit is how problems get caught.

What should a service visit check?

  • Door locks and interlocks on every landing
  • The gap between the hall door and the cab door or gate. Florida's Max Grablin Act requires the space to reject a 4 inch sphere on new home elevators.[2]
  • Battery backup and safe lowering in a power cut
  • The float switch, if the elevator serves a level that could flood.[3]
  • Rails, cables or belts, and hydraulic fluid on hydraulic models
  • Emergency phone or alarm

How do you keep maintenance costs down?

Fixr notes that many brands design for lower maintenance, such as grease-less drive trains, and suggests warranty coverage of at least five years.[1] Ask before you buy what the service schedule is and who can service the model locally.

What this means for you

Budget about $350 a year for service, keep a small reserve for repairs, and make sure each visit checks the door gaps and the battery lowering.
