Many Florida homes sit above parking or storage to stay out of floodwater. An outdoor elevator or lift tower brings that front door within reach, but it has to be planned for wind, salt air and flooding.

The short answer

Simpler outdoor elevator lifts cost about $8,000 to $20,000 installed, according to Fixr, while an enclosed exterior tower costs more because it is a small building of its own. Boca Raton sits just north of the High Velocity Hurricane Zone line at the Broward border, so standard Florida wind approvals apply to outdoor lifts.

Who this is for

Outdoor elevators suit raised coastal homes, homes with a long run of front steps, and remodels where there is no room inside. FEMA notes that when an elevator is part of a renovation it is often placed outside the main structure.

Typical project sizes

Fixr says outdoor models are usually made from durable metals such as aluminium and come in various platform sizes, at $8,000 to $20,000 installed. Enclosed towers with doors, roofs and a foundation cost more.

Do outdoor elevators in Boca Raton need a permit?

In Boca Raton the permits for an elevator inside your home are local ones, filed through the city's Building Division and its Boca Ehub portal; homes in unincorporated areas use the Palm Beach County Building Division. The state elevator bureau does not regulate conveyances serving only one family residence.

Palm Beach County is not a contracted elevator jurisdiction, so for a lift that serves shared condo areas the state bureau issues the permit directly: $325 to install a regulated conveyance and $200 to alter one, and only registered elevator companies can apply.[6][7][8][4]

Boca Raton houses and outdoor elevators

About 43 percent of Boca Raton homes are detached houses. Mediterranean-style two-storey homes with curved staircases are a familiar Boca Raton type, and they are where curved stair lifts and compact elevators come in.

About 43 percent of Boca Raton homes were built before 1980, against 33 percent across Palm Beach County. Older homes may need a new circuit or some framing before a lift goes in, which the survey checks.

About 24 percent of Boca Raton residents, and 25 percent across Palm Beach County, are 65 or older, well above the share in Miami-Dade or Broward. Many lifts here are planned for long daily use, so seat comfort, battery life and service matter as much as price.[9][10][11]

What is different about a home lift in Palm Beach County?

Palm Beach County is outside the High Velocity Hurricane Zone, which covers only Miami-Dade and Broward, so the stricter High Velocity Hurricane Zone product rules that apply a few miles south do not apply here. Coastal and Intracoastal homes should still check their flood zone and plan any elevator with a float switch if its cab could descend below the base flood elevation.

In condo buildings, a lift that serves shared areas is not a private residence lift. In Palm Beach County the state elevator bureau issues those permits directly, at $325 to install a regulated conveyance, and only registered elevator companies can apply.[2][3][4][8][16]

Permits in Boca Raton

What does the High Velocity Hurricane Zone mean for an outdoor elevator?

Miami-Dade County explains that every Florida county except Miami-Dade and Broward is a non-HVHZ area under the Florida Building Code, so Miami-Dade and Broward homes fall in the High Velocity Hurricane Zone. An enclosure, doors and windows on an outdoor tower there must meet those stricter product rules. Ask your installer which approvals the enclosure carries.[2]

How do you protect an outdoor elevator from flooding?

FEMA says platform lifts installed outdoors make it harder to keep equipment above the base flood elevation, which leaves them open to flood damage. It recommends controls and pumps above that level where possible, and a float switch so the cab cannot descend into floodwater.[3]
